Rental Property Turnover Checklist

Every vacant day costs money. A simple turnover process helps get properties back on the market faster.

The period between tenants can feel chaotic — cleaning crews, maintenance requests, paint, carpet, utilities, advertising, scheduling. It's easy for small details to get overlooked. Having a repeatable turnover checklist helps ensure the property is ready before the next listing goes live and before prospective tenants begin arriving.

1 Walk the property

Start with a complete walkthrough. Look at the property as though you've never seen it before. Pay attention to curb appeal, exterior condition, entryways, landscaping, walkways, and parking areas.

Ask yourself one question: would I be excited to schedule a showing based on this first impression?

2 Complete interior repairs

Typical turnover work includes paint touch-ups, drywall repair, light fixtures, flooring, smoke detectors, HVAC filters, and plumbing fixtures. Complete repairs before final cleaning whenever possible.

3 Clean the exterior

Exterior presentation is often overlooked during turnover. Consider house washing, sidewalk cleaning, driveway cleaning, front entry cleaning, and patio cleaning. Not every property needs every service — focus on the improvements that will have the greatest visual impact.

4 Update marketing materials

One of the most common mistakes is improving the property while continuing to advertise it with outdated photos. If the exterior has been refreshed, your listing should reflect that. Updated marketing creates consistency between the online listing and the in-person showing.

5 Final walkthrough

Before publishing the listing: confirm lights work, check exterior appearance, verify landscaping, remove debris, review marketing photos, and walk the property one final time. Fresh eyes often catch small details that have been overlooked.

Common turnover mistakes

Waiting until after marketing begins to clean the exterior · using outdated listing photos · focusing only on the interior · completing maintenance out of order · skipping the final walkthrough.

How Kindler Property Services fits into the process

Our role is simple: help improve the property's exterior presentation before the next tenant arrives. Depending on the property, that may include exterior cleaning, driveway cleaning, soft washing, before-and-after documentation, and updated exterior listing photography with qualifying projects. We work alongside your existing turnover process rather than replacing it.

Preparing for your next turnover?

Let's identify the exterior improvements that will make the biggest difference before your next listing goes live.

Frequently asked questions

How long does a typical rental turnover take?

It varies by property and scope of work, but most turnovers move faster when exterior cleaning is scheduled alongside interior repairs rather than added as an afterthought.

Should I clean the exterior before or after interior repairs?

Generally after interior repairs and before final marketing photos, so the exterior looks its best when the listing goes live.

Do I need professional cleaning, or can this be DIY?

Some light cleaning can be done independently. Algae, mildew, and years of buildup typically respond better to professional equipment and methods.

How far in advance should I start the turnover process?

As soon as a move-out date is known. Starting early avoids rushing repairs, cleaning, and marketing updates right before the listing needs to go live.

What's the single highest-impact step on this checklist?

For most properties, it's the exterior cleaning step — it's the most commonly skipped, and it directly affects both listing photos and in-person showings.
